Ballinderry Road: Project of the Year Shortlist

We are incredibly proud to see Ballinderry Road, Lisburn shortlisted for Project of the Year at the National Building & Construction Awards. Delivered by EHA on behalf of Apex Housing Association, this landmark 120-home development was created to respond to the growing need for high-quality social and affordable housing. With a carefully considered mix of family homes, complex-needs bungalows, apartments, over-55s accommodation and affordable homes, the project has created an inclusive community designed around the diverse needs of its future residents.

Sustainability, quality and the needs of residents have been at the heart of the project from day one. Every home has been designed to provide comfortable, practical and energy-efficient living, with all dwellings achieving an A-rated EPC. Highly insulated timber frame construction, solar PV technology and, in selected homes, battery storage, air source heat pumps and mechanical heat recovery ventilation have helped deliver exceptionally energy-efficient homes, reducing energy demand, household costs and carbon emissions while supporting the move towards net-zero energy living.

The success of the project is also a reflection of strong collaboration between EHA, Apex Housing Association, the design team, supply chain partners and the local community. Careful planning, robust cost and programme management, a strong focus on health and safety, and proactive engagement with local stakeholders helped ensure the scheme was delivered to a high standard while minimising disruption. Above all, this project demonstrates how thoughtful design, sustainable construction and genuine collaboration can come together to create high-quality, future-focused homes that make a lasting difference to residents and the wider community. We are delighted to have this work recognised on the national stage.
